Property Management

We offer both a Tenancy Management and Home Management service, with an emphasis on a highly personalised approach. We pride ourselves on excellent attention to detail on all matters and are proactive in identifying and promptly resolving any potential issues.

Our Tenancy Management service will handle every stage of the process, from appointing and closely overseeing the lettings agents, to negotiating any offers to secure the most attractive tenants, handling any works required and to fully managing the property.

Our Home Management service provides for clients who occupy their properties for only part of the year, many people don’t realise that when the property is empty for long periods of time, more issues occur, and we troubleshoot to minimise these issues arising. We carry out regular inspections of the property to comply with the insurance requirements thereby ensuring the policy remains valid. We also offer a Premium Home Management Service which is tailored to each individual’s needs.

Tenancy Management

  • Initial visit of the property to advise on any works required to ensure the property is let quickly.
  • Appoint the two best local lettings agents and oversee marketing materials, viewings and feedback.
  • Negotiate offers on behalf of our clients.
  • Handle all paperwork and rent collection.
  • Oversee works which are required to be carried out pre-tenancy.
  • Inspection of the property and log the details of every relevant feature.
  • Carry out a tutorial of the property with the tenants, which minimises unnecessary callout charges.
  • Maintain constant contact with the tenant and landlord throughout the tenancy.
  • Arrange preventative and reactive maintenance works promptly.
  • Liaise with contractors and block managers to ensure issues are resolved quickly.
  • Provide a 24/7 service for tenants in case of an emergency.
  • Six monthly property inspections with follow up reports.
  • Negotiate the renewal or process the termination.
  • Oversee check out procedure and deposit return.

Home Management

Our standard service:

  • Arranging annual servicing.
  • Promptly handling any emergency works where required.

Our Premium Home Management service which we tailor to the individual client, you can think of us as the personal assistant to the house.

This can include:

  • Security overview including both physical and cyber.
  • Oversee maintenance contracts.
  • Reviewing how the property is run and ensuring this is as efficient as possible.
  • Recruitment and careful management of staff including payroll and staff reviews.
  • Weekly meetings with staff, with follow up reports.
  • Preventative and prompt reactive maintenance care.
  • Preparation of the house for client arrival.
  • Booking of car service for airport pick up and drop off.
  • Household organization.
  • We can facilitate short letting of the property whilst unoccupied.
